1. Heating system

The heating system is one of the most important parts of energy efficiency. 2. Cooling system

Insulation leaks in the attic and basement are a major source of energy loss and can be identified during a home inspection if you are buying. You can have an energy efficiency expert come into your home and let you know if you need to add insulation throughout your home. Windows should be at least double pane to increase your energy efficiency. As a buyer, you can include the cost of upgrading the windows in the purchase price of the home and require the seller to have them re-installed before the sale is final.

4. Hot water heaters

The water heating system in a home is a major source of energy problems if they are old and need repair. If you’re buying a home, have the water heater inspected thoroughly so that you can be sure that it won’t be an energy waster. Electric tankless water heaters are a good option if you will be replacing the water heater. Thermodrain systems actually capture waste heat from showers and other appliances that use hot water and are worth a look if you want to increase your hot water efficiency.

5. Energy efficient appliances

If you’re considering buying a home with appliances, make sure that the appliances are Energy Star rated. Refrigerators, washers, dryers, dishwashers and even water heaters are available with Energy Star ratings. Energy Star appliances use less energy to do the same amount of work. Energy Star is a rating system and not a brand. These appliances are available from most major manufacturers.
