LAND DATA

Every vacant parcel in a county, with the columns that decide whether it is worth a letter.

PropStream and PropertyRadar will tell you who owns a parcel. They will not tell you whether it is in an Active Management Area, whether the road to it is county-maintained, whether the Treasurer has already sold a lien on it, or how deep the neighbours’ wells are. Our packs join the county assessor, Treasurer, zoning and road layers with ADWR’s well registry and FEMA’s flood layer, one row per vacant parcel, as CSV and GeoJSON with a data dictionary that names every source.

Cochise County Land Owner Pack

56,925 vacant parcels · 48 columns · CSV + GeoJSON + data dictionary · refreshed monthly · pulled 2026-10-26.

  • 55% of owners mail to an address outside Arizona
  • 10,975 parcels on the Treasurer's tax-lien list, with the lien amount
  • 7,324 touch a county-maintained road; distance to nearest road on every row
  • 2,277 already have a registered well; nearest-well depth and water level for all
  • Willcox / Douglas AMA flag; FEMA Special Flood Hazard Area flag and share of parcel inside it

Two Active Management Areas (Willcox, Douglas) cover most of the platted lots — the AMA flag is the column that decides whether a well is routine or a project.

Other counties

The pipeline is county-agnostic wherever the county publishes its parcel layer as open data, which is most of Arizona. The next pack is the county people ask for first. Email hello@azlandlist.com with the county and what you would filter on, and you will hear first when it is built.

Candidates, by vacant-land volume and buyer interest: Apache, Coconino, Gila, Graham, Greenlee, La Paz, Maricopa, Navajo, Pima, Pinal, Santa Cruz, Yavapai, Yuma.

Column sets differ slightly by county because the counties publish different things; the data dictionary inside each pack lists every column with its source and caveats.

What it is not

  • Not a title search, survey or legal advice. “Touches a county-maintained road” is a GIS adjacency test, not a finding of legal access — see legal access.
  • No phone numbers or emails, ever. Owner names and mailing addresses are public record from the assessor.
  • Mailing owners is unrestricted; calling, texting or emailing them is subject to the TCPA, the Do Not Call Registry and CAN-SPAM, and that compliance is yours.
